ⓘ Interest rate vs comparison rate

The interest rate sets your repayment. The comparison rate folds in most fees to show the loan's true annual cost — always compare loans using the comparison rate, not just the headline rate.

✓ Extra repayments compound over time

Even a small regular extra repayment can cut years off a 30-year loan, because it comes straight off the principal that interest is calculated on.

FAQ

Common questions

Why is my repayment different from what my bank quoted?

Small differences usually come from rounding conventions, fees folded into the repayment, or a slightly different rate than what you entered. Always treat your lender's formal quote as the accurate figure — this tool is for comparing scenarios, not a substitute for that quote.

How much difference do extra repayments really make?

A lot, because extra repayments reduce the principal balance that interest is calculated on every single period. On a 30-year loan, even a modest regular extra repayment can save years and tens of thousands of dollars in interest — the calculator shows your exact numbers above.

How does an offset account save me interest?

Money sitting in a linked offset account is subtracted from your loan balance before interest is calculated, without actually reducing your loan balance. So $20,000 in offset against a $600,000 loan means you're only charged interest on $580,000 — but you can still access that $20,000 anytime.

Why does paying fortnightly save money?

Paying half your monthly repayment every fortnight means 26 payments a year instead of 24 — the equivalent of one extra monthly repayment annually, snuck in almost painlessly. It's one of the simplest ways to pay off a mortgage faster without changing your budget much.

Does this include stamp duty or lenders mortgage insurance (LMI)?

No — deliberately. Stamp duty varies significantly by state and territory, and LMI depends on your specific lender and deposit size, so estimating them here risks giving you a misleading number. Check your state revenue office and lender directly for those figures.
